Corn Yield/Corn Base: Tract 4: The corn PLC yield is 163 bushels and the soybean PLC yield is 44 bushels. The corn base is 67.20 acres and soybean base is 12.04 acres.
CRP: There are currently 28.34 acres in the CRP program. There are multiple CRP contracts. Starting in 2023 the buyers will receive a payment of $6,802 per year with the contracts expiring on 9-30-2025 and the remaining contracts will receive a payment of $4,074 per year expiring on 9-30-2030.
Farm Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2023, as well as all prior taxes. The estimated net annual real estate taxes on tracts 1-3 are $4,202 and tract 4 are $2,972.
Method of Sale: Tracts 1- 3 will be offered as choice of tracts 1, 2 or 3 with the highest bidder having the option to take one tract, two tracts or all three tracts sold as bid price per acre times surveyed acres. Then the auction will be concluded or we will sell the remaining tract/s. After tracts 1-3 are sold; Tract 4 will be offered and will be sold as one tract, bid price per acre times surveyed acres.
Terms: 10% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve the right to reject any and all bids. Online bidders must agree to these terms and conditions as well as online conditions prior to registering and must be verified 24 hours prior to start of auction. Possession/Closing: October 12, 2022 (Subject to current lease which will expire March 1, 2023)
